Submarket

Definition

A submarket is the smallest area within which properties genuinely compete for the same tenant and the same buyer. It is drawn by behaviour rather than by administrative lines: where a renter would actually look next, and where a buyer would actually shop next, which is often a few blocks and rarely a whole city.

  • It is defined by competition, not by a boundary someone drew. If two buildings never compete for the same tenant, they are not in one submarket.
  • A statistic is only as useful as the area it was measured over. County averages are a headline, not an input.
  • Submarket lines move. New supply, a transit change or a rezoning can merge two of them or split one in half.
  • The more precisely a submarket is defined, the fewer comps it has. Precision and sample size trade against each other, and that trade is judgment.
