These Terms of Use govern your use of mevakrealestate.com (the “Site”), operated by Mevak Real Estate, LLC (“Mevak,” “we,” “us,” or “our”), a licensed Florida real estate brokerage (License CQ1074284). By using the Site, you agree to these terms. If you do not agree, do not use the Site. The Site is informational and exists so you can learn about our work and reach us. It hosts no accounts, processes no payments, and completes no transactions.
What the Site is and is not
The Site provides general information about Mevak and the markets we serve. Nothing on it is an offer to buy, sell, or lease real estate, or a solicitation in any jurisdiction where Mevak is not licensed. Any property information is subject to errors, omissions, change of price, prior sale, or withdrawal without notice. Nothing here is legal, tax, accounting, financial, investment, appraisal, insurance, environmental, engineering, architectural, design, or construction advice. Consult the appropriate licensed professional before acting on anything you read.
Using the Site does not make us your broker
Browsing the Site, reading the Journal, or submitting a form does not create a broker-client, agency, fiduciary, or representation relationship with Mevak. A brokerage relationship is created only by a written agreement signed by you and Mevak Real Estate, LLC. Emails and messages exchanged with us do not form a contract of any kind. Only a written agreement signed by all parties does.
Property & market information
Property details, comparable sales, rents, and market figures shown or referenced on the Site come from public records and third-party sources believed to be reliable but not guaranteed, and some of it is illustrative or sample data. None of it is a survey, an appraisal, a flood determination, or a zoning verification, and it may not reflect current government records. Verify anything material against the current adopted Miami 21 code, FEMA flood maps, and Miami-Dade Property Appraiser records, and engage a licensed surveyor where boundaries matter, before making any decision.
Intellectual property
The Site’s design, text, graphics, maps, and articles, together with the Mevak and Mevak Real Estate names and marks, are owned by Mevak Real Estate, LLC, its affiliates, or its licensors, and are protected by law. We grant you a limited, revocable, personal, non-commercial license to view the Site. Without our prior written permission, you may not copy, republish, frame, scrape, or data-mine any part of the Site or its content, or use it to train artificial-intelligence models.
Acceptable use
You agree not to interfere with the Site’s operation, probe or test its security, misrepresent your identity in a submission, or use the Site for any unlawful purpose. We may suspend or terminate access for misuse.
Copyright concerns
If you believe content on the Site infringes your copyright, send a notice to info@mevakre.com. Your notice should identify the copyrighted work you claim is infringed, identify where the material appears on the Site, give us a way to reach you, state that you have a good faith belief the use is not authorized by the copyright owner or the law, and state, under penalty of perjury, that the information in the notice is accurate and that you are the copyright owner or authorized to act on the owner’s behalf. We will review it promptly.
Third-party links & services
The Site links to third-party sites and services, for example our forms provider. We are not responsible for their content, policies, or practices, and a link is not an endorsement.
Disclaimer of warranties
THE SITE AND ITS CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ANY WARRANTY OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.
Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY FLORIDA LAW, MEVAK IS NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SITE OR RELIANCE ON ITS CONTENT. Nothing in these terms limits any liability that cannot be limited under Florida law, including liability for fraud or willful misconduct.
Indemnification
You agree to indemnify and hold Mevak harmless from claims arising out of your misuse of the Site or your violation of these terms.
Disputes, governing law & venue
If you have a dispute with us, contact us first at info@mevakre.com. Most issues can be resolved directly, and you agree to give us 30 days to resolve it before filing any claim. These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules, and any action must be brought in the state or federal courts located in Miami-Dade County, Florida, whose jurisdiction you accept.
Changes, severability & contact
We may revise these terms; the “last updated” date above always reflects the current version, and continued use of the Site after a change means you accept the revised terms.
