Alain Leon designed buildings before he sold them. A decade of compounding experience, built across three disciplines: architecture first, then construction, then brokerage. The order matters because each one sharpens how he reads the next.
Property runs on a long cycle, and value is created or destroyed at every stage: raw land, entitlement, infrastructure, design, construction, lease-up, renovation, redevelopment. Then it starts again. A broker normally works one stage of that cycle, the sale. Alain has worked four: entitlement, design, construction, and sale.
In Miami the cycle has its own vocabulary. Miami 21 transects and the envelope each one permits. Floor Lot Ratio and the density a site can actually carry. Flood zone and the insurance premium that follows it. And a rental market where loss to lease, the gap between contract rent and market rent, is often the largest single figure in a deal.
None of which is why an owner hires a broker. An owner hires a broker to sell a property, at a number that holds, to a buyer who closes. Buyers discount what they cannot verify, and every question left open in diligence comes back as a price reduction. Most of those are about condition, code, and cost, which is what Alain spent a decade answering from the other side of the table. Answered and documented before the property goes to market, they stop being the buyer’s leverage.
The same background widens the buyer pool. One building is worth a different number to an operator, to a renovator, and to a buyer who intends to replace it, and each of them underwrites differently. Knowing which case to make to which buyer is how a property reaches the one who pays the most. Pricing a building is the easy part. Getting that price through a buyer, a lender, and an appraiser is the work.
