Mevak Real Estate, LLC (“Mevak,” “we,” “us,” or “our”) is a licensed Florida real estate brokerage. This page gathers the disclosures and standing positions that govern how we advertise, represent, and inform. It is informational. By itself it creates no brokerage relationship and makes no offer of any kind.

Brokerage relationship

Under Florida law, a real estate licensee is presumed to work as a transaction broker unless a single-agent or no-brokerage relationship is established in writing. Mevak works as a transaction broker by default.

As a transaction broker, we provide a limited form of representation:

  • Honesty and fair dealing.
  • Skill, care, and diligence in the transaction.
  • Disclosure of known facts that materially affect a property’s value and are not readily observable.
  • Accounting for all funds.
  • Limited confidentiality, which means we do not reveal your negotiating position or motivation unless you authorize it.
  • Timely presentation of all offers.

This is not the undivided loyalty a single agent owes. Single-agent and no-brokerage relationships are available when established in writing. Florida prohibits dual agency.

The statutory relationship notices required by Chapter 475, Florida Statutes (§ 475.278, as currently in effect) are provided at the time the statute requires, not through this Site.

Buyer representation & compensation

Broker compensation is fully negotiable and is not set by law, by any association, or by the MLS. Consistent with the 2024 National Association of REALTORS® (NAR) settlement, effective August 17, 2024, a buyer who engages Mevak to tour or pursue property signs a written buyer-broker agreement stating the compensation before that work begins.

All property and market information on this Site, including comparable sales, rents, expenses, zoning, and flood notes, has been obtained from public records and third-party sources believed to be reliable. We have not independently verified it and will not verify it, and we make no guarantee, warranty, or representation of any kind, express or implied, as to its accuracy or completeness. Any projections, opinions, assumptions, or estimates are illustrative only and do not represent the current or future performance of any property. None of it is a survey, an appraisal, a flood determination, or a zoning verification, and it may not reflect current government records. You and your advisors should conduct your own careful, independent investigation, and you bear the risk of any inaccuracy. Foreign sellers & buyers (FIRPTA)

The Foreign Investment in Real Property Tax Act (FIRPTA) can require a buyer to withhold a portion of the sale price, generally 15%, when the seller is a foreign person, with limited exceptions tied to price and the buyer’s intended use. Confirm current rates and thresholds with your advisors; this note is informational and is not tax advice. Foreign sellers and buyers should consult a CPA, an attorney, and a title company early in the process.
