A milestone inspection is the structural inspection Florida requires of condominium and cooperative buildings three stories or more. It is due by the end of the year the building reaches thirty years of age, counted from the certificate of occupancy, and every ten years after that. Phase one is a visual inspection; a phase two follows only where substantial structural deterioration is found.
- It is a condominium and cooperative requirement. A rental apartment building answers to county recertification instead, on its own clock.
- A phase two is not a verdict, it is a closer look. What matters is the repair scope it produces and who is funding it.
- Read the report and the board minutes together. A finding with no funded plan behind it is a special assessment that has not been voted yet.
- Dates and thresholds have moved since 2022. Confirm a specific building's deadline against the currently adopted statute, never from memory.
