The 10-year recertification is the recurring cycle that follows the first one. Once a building has been recertified, Miami-Dade requires the same structural and electrical certification again every ten years, for as long as the building stands. It is the same process and the same professionals, on a repeating schedule rather than a one-time event.
- A building recertified last year is a different asset from one due next year, and the difference is engineering fees and repair scope.
- Budget it as a cycle, not a surprise. Every ten years it produces a report, and reports produce work.
- The prior cycle's report is a diligence document. It shows what was found last time and whether it was actually repaired.
- Confirm the cycle and the next due date against the currently adopted county code, which has changed once already.
