A VAB appeal is a petition to the county Value Adjustment Board contesting the property appraiser's value, a denied exemption, or a classification. In Florida the petition must be RECEIVED within twenty-five days of the TRIM notice being mailed; a postmark inside the window is not enough. The filing fee is nominal.
- The deadline is receipt, not mailing, and it does not move. Missing it costs a full year regardless of how right the owner was.
- It is cheap to file and it does not stop the tax being due. Pay while it is pending, then take the correction.
- An informal conversation with the appraiser's office often resolves it first, and it costs nothing to try before the petition.
- A successful year does not carry forward automatically. The value is reassessed annually, and so is the argument.
