A Transect Zone is the category Miami 21 assigns to every lot, and it is the input to almost everything else. The ladder runs from T3 Sub-Urban through T4 Urban General and T5 Urban Center to T6 Urban Core, alongside zones for civic space, civic institutions and the industrial and waterfront districts. Within T3 to T6 the suffixes Restricted, Limited and Open widen what the same number is allowed to become.
- It is the sentence before every other sentence. Height, uses, parking and frontage are all read off the zone, so the zone gets verified first.
- The suffix does the quiet work. Restricted, Limited and Open change what the same T-number may become, and it rarely appears outside the code itself.
- Zone boundaries follow lot lines. A neighbour's zone says nothing about the one next door, so look up the lot and never the block.
- Rezoning up the ladder is possible and slow. Price the zone of record, and treat a change as an option with a cost, not as an assumption.
