Opportunity Zone (QOZ)

A qualified opportunity zone is a census tract the federal government has designated so that investors who roll a capital gain into a fund operating there get specific tax treatment. The designation is a property of the tract and of a date, never of a building. It carries no grant, no rebate and no lending preference, and it changes nothing about what the property earns.
- The benefit attaches to the investor's gain, not to the real estate. Two buyers looking at the same building get completely different value from the same zone.
- A designation has an end date. Reading it as a permanent feature of a parcel is the single most common way it gets mispriced.
- The 2027 test is a tract's own numbers only. Sitting next to a qualifying tract stopped counting for anything designated after July 4, 2025.
- Florida has no state income tax, so the whole incentive here is federal. Nothing in it reduces Miami-Dade property tax.

Eligible is not designated. A state may designate only a quarter of its eligible tracts, so passing the test puts a tract in the running and nothing more.
